BEX collaborated with Seneca to secure approval of architectural and
engineering permit sets through St. Louis County and University City and broke
ground in spring 2023.
To expedite the start of tenant buildouts in September 2023, BEX applied critical
path scheduling to overlap building shell and tenant scopes of work. AT&T
selected BEX for interior buildout of its sales area, offices and private restroom.
The design-build team assembled by BEX synchronized design and construction
to enhance constructability, deliver high quality systems and streamline
construction. The teamwork overcame challenging weather patterns.
Completed in spring 2024.

Pizza Ranch & FunZone Arcade

BEX performed a $1.4 million renovation of an existing in-line retail space to produce a 275-seat, 12,000-square-foot restaurant with a commercial kitchen equipped for preparing the restaurant’s “legendary buffet,” featuring pizza, The Country’s Best Chicken ® , fresh salads and desserts.
BEX also created the nation’s largest Pizza Ranch FunZone built to date, with nearly 5,000 square feet of exciting games and prize stations. Its size made it the largest among more than 200 Pizza Ranch locations in 14 states.
The franchise owner, B6 Ranch Cottleville, invited members of their church to bless their new business by writing Scripture passages and words of wisdom on the studs before BEX installed drywall.
BEX kept the pace to deliver the project in six months to ensure training by corporate resources, booked far in advance, could happen on schedule.
The restaurant and arcade opened on July 3, 2023.
Smoothie King

Interior finishes for 1,100-square-foot restaurant totaled $184,000.
BEX completed the buildout in 6.5 weeks, despite supply chain disruptions for specialized equipment during the COVID pandemic.
Expedited mechanical, electrical and plumbing rough-ins for retail and ancillary support spaces to speed completion upon arrival of specialized units and equipment.
White subway tile was installed as a signature backdrop for the Smoothie King food prep area. Easily maintained wood floors add warmth to the healthy options restaurant.
Opened in April 2021.

9 Mile Garden and Canteen

Innovative $4.5 million entertainment destination features The Canteen, an all-draft bar; a jumbo screen for outdoor movies and sporting events, a live music stage and space with utilities for hosting up to 30 food trucks. It was Missouri’s first food truck garden.
Design/development concept developed in close coordination with development team of Seneca Commercial Real Estate LLC, led by President Larry Chapman, and Brian Hardesty of Guerrilla Street Food.
Overcame inclement weather challenges of late winter and early spring 2020 to accomplish on-time completion in 2020.
